When was the last time that you really accessed the exterior of your home? Stucco is probably the number one most neglected aspect of your home. Roofing repairs result in obvious damage, plumbing repairs call for immediate action, and even paint is a fairly universal update that homeowners make, but when was the last time your stucco received the attention and care it needed?

Age, lack of maintenance, and weathering elements are all contributors to stucco deterioration. Despite acting as a coating, it is still susceptible to water damage through infiltration of windows, doors, chimneys and roofing. Settlement cracks due to shifting soil below a house or building can cause potential openings for moisture to gain access to your home. These minor repairs should be done regularly to avoid higher cost of replacing materials should moisture damage occur.

As a two or three part coating, stucco is applied directly over wood, masonry, and more commonly over metal lath as a protective coating to keep your home secure. Traditionally it has become a popular building material due to it being relatively inexpensive to work with, it assists in minor fire protection and will protect against wind and weather. It can be applied over a less costly structure to form a more appealing high quality look with the use of varying patterns and textures.

EIFS (Insulation & Finish System) Synthetic stucco is another option that is becoming more common. It consists of the same insulation paper (barrier) as standard applications. The second layer is a base coat containing fiberglass mesh for reinforcement, followed by a layer of finish coat. Though synthetic, this alternative looks like real stucco, but has better insulation properties than other building materials. It is important to use a licensed contractor, as EIFS has the ability to absorb moisture more readily than a traditional stucco system if not installed properly.
